A Cleaner Exterior Starts at the Entrance
Sidewalk buildup, marks around a service entrance and algae on a shaded wall affect how a property looks before anyone reaches the lobby. Top of the Line Services provides commercial pressure washing across Northern Virginia, Washington, DC and Maryland, from storefront walkways to multi-building communities.
We assess the surface, condition, access and drainage before recommending a method. Early-morning, evening and weekend appointments are available by coordination to reduce disruption to customers, tenants and staff.
02 / Scope by surface
Commercial Surfaces and Areas We Clean
Choose the areas your property needs. We confirm the cleaning method and scope after reviewing the materials, buildup and access.
Sidewalks, entrances and walkways
Concrete and paver sidewalks, storefront entrances, steps and ramps collect foot-traffic film, drink spills and other buildup. We review stain type and surface condition before selecting the treatment.
Building exteriors and soft washing
Suitable brick, stucco, EIFS, painted block and metal panels receive a method selected for their finish and condition. For full elevations and high walls, explore building facade cleaning.
Parking lots, drive lanes and curbs
We clean suitable surface lots, drive aisles, curbs and paved areas, accounting for drainage, traffic and existing markings. Covered decks and structures are reviewed through parking garage pressure washing.
Loading docks, dumpster pads and service areas
Dock aprons, dumpster enclosures and adjacent service areas are assessed for buildup and access. Cleaning methods, drainage and runoff arrangements are evaluated and coordinated for each project.
Restaurant patios, drive-thrus and plazas
Outdoor dining spaces, drive-thru lanes, courtyards and plazas can be scheduled around operating hours. We coordinate work zones and reopening with management, allowing for drying time and site conditions.
Multifamily communities and HOAs
Community sidewalks, breezeways, stairways, suitable balconies, pool decks and mailbox areas can be included. Work phases, resident notices and access arrangements are coordinated with the property manager.
Gum, graffiti and stain treatment
We assess gum, graffiti and other stains against the underlying finish, using a test area where appropriate. Results depend on the material and stain; some discoloration or markings can remain.
Awnings, canopies and signage areas
Canopies, column bases and suitable awning or sign-adjacent surfaces are reviewed before cleaning. Entrance work can be coordinated with commercial window cleaning under an agreed scope.

Pressure Washing, Power Washing or Soft Washing?
“Power washing” is often used as another name for pressure washing. For your estimate, we specify the actual cleaning method and surfaces included. Our commercial service uses pressure washing and low-pressure soft washing; the choice depends on the material, finish and buildup.
Durable concrete and suitable pavers can tolerate a different approach from painted surfaces, stucco or EIFS. Soft washing uses lower pressure and a selected cleaning solution where appropriate. Existing damage, open joints and sensitive areas are reviewed before work.

Recurring Exterior Maintenance Plans
A recurring plan should reflect how the property is used. Monthly or quarterly sidewalk and entrance cleaning is a useful starting point for busy locations. Service areas with frequent spills can need more attention; building exteriors can be reviewed seasonally or annually.
We agree on the scope and schedule in writing, then review the frequency as conditions change. Plans can coordinate pressure washing with commercial window cleaning, facade cleaning or parking garage cleaning.

What Affects Commercial Pressure Washing Cost
Commercial pressure washing pricing depends on the area, surface type and condition, amount of buildup, access, water source, drainage arrangements and requested hours. Detailed stain treatment and restricted work areas can require additional time.
A one-time project and a recurring route also have different scheduling needs. Share the address, photos, surfaces to include and preferred work hours. We review the property and provide a free written estimate showing the agreed scope. For multifamily communities, ask about organizing the work by building or phase.

We review sidewalks, entrances, steps, ramps, suitable building exteriors, surface parking areas, loading docks, dumpster pads, patios, plazas and community walkways. The method depends on the material and condition. Covered parking structures are handled through our parking garage service.
Can service be scheduled around business hours?
Yes. Early-morning, evening and weekend appointments are available by coordination. For multifamily communities, we can plan work phases and resident notices with management. Share operating hours, access restrictions and preferred timing when requesting your estimate.
How much does commercial pressure washing cost?
Cost depends on the area, surface condition, buildup, access, drainage arrangements, work hours and frequency. We review photos and property details, with a site visit when needed, then provide a free written estimate for the agreed scope.
How often should a commercial property be pressure washed?
Monthly or quarterly cleaning can be a useful starting point for busy entrances and sidewalks. Service areas with frequent buildup can need more attention, while building exteriors can be reviewed seasonally or annually. We recommend a schedule based on your property.
Do you use soft washing on buildings?
Yes. We use low-pressure soft washing for suitable building surfaces after reviewing the material, finish, condition and access. Stucco, EIFS, painted surfaces, siding and metal panels require an approach selected for the specific assembly and its condition.
Do you handle water runoff and drainage?
Runoff and drainage are evaluated and coordinated according to the project. We review the cleaning areas, water source, drainage layout and site requirements with the property representative before confirming the work plan.
